When you are ready to make a real, binding offer, use the official Arkansas Real Estate Contract — the same document that closes the sale. You may use your own title company, or mine.

Once I, the seller, accept your offer, deliver your earnest money through First National Title Company — by wire transfer, or by check (dropped off at their office, mailed, or sent by overnight delivery). The title company holds it in escrow; never pay me directly.
That's it. From here the title company leads the way — document processing, title work, and the final actions to close. Then the home is yours.
